Q1. I am a landlord. Am I putting my tenants into more debt by asking them to pay rent on their credit cards?
A1.
No. Credit card is a financial tool available to almost everyone. The issuers of credit cards (mostly banks) decide if one is capable of possessing a credit card, therefore their ability to repay the credit card debt. We use our credit cards every day to pay for utilities, food, travel, entertainment and other living expenses. Basic living expenses should be on the top of people’s payment priorities amongst other things. And rent is one of them.
Q2. What Is The Cost Of Using The Service?
A2.
Any recurring rent payments are charged at 2.95% of the total rental amount as well as for any one-off payments. The charges are paid by tenants by default.
Q3. Are there any other fees that my tenants will incur?
A3.
Most credit cards nowadays carry a 55 days interest free period, which means as long as the credit is paid back within 55 days there is no interest payable. In addition, Rent-on-time is a unlike cash advancement from your credit card, with which you will incur a cash advance fee. There is no cash advance fee when using Rent-on-time.
Q4. Is Rent-on-time compliant with the Residential Tenancy Act? According to the Residential Tenancy Act 1986 (clause 32), landlords are not allowed to penalise tenants (charge rent of an increased amount) should the tenants breach the agreement? What about the Rent-On-Time charge to my tenants?
A4.
We are 100% compliant with the Residential Tenancy Act. Tenants are not “forced” to pay via Rent-On-Time. Like many other service providers, the Rent-on-time service fee is merely a convenience fee for credit card purchases. Tenants have the choice of using Rent-on-time as their choice of payment for their convenience.
Other examples of convenience fees are commonly seen in online ticketing services (in the disguise of booking fees) and airline booking fees.
